Four thousand one hundred square feet of comfort with 1600 square feet on the main floor, 900 square feet in the two bedroom loft and 1600 square feet in the finished walkout basement.

The rim joist, second floor framing, and roof are insulated with closed cell polyurethane insulation which fully adheres to sheathing and wall studs for a seamless insulation barrier.

In addition to having an average R-Value of 5.9 per inch, it's added benefits include:

  1. It prevents air infiltration, reducing penetration of dust, pollen and allergens into the home.
  2. It enhances the home's strength.

R value does not accurately describe the comfort level of this log home. The Thermal Mass of the 8" logs means an even heat throughout and a slow change in temperature. In-floor heat graces all three floors utilizing a Steffes 5140 with air handler to accommodate the air conditioning. This ETS (Electric Thermal Storage) system harnesses heat during off-peak billing hours for use during higher-priced peak billing hours. It qualifies for off-peak rates which bill out at .04/KWH at this location. Three manifolds monitor the heat distribution and temperatures for each of the three floors. A fourth manifold is in place for a future heated garage.

Following are the actual heat bills which include hot water costs for the three baths, two kitchens and laundry. The 130,000 BTU fireplace which graces the great room was used leisurely.
